SCOPE OF CONSULTANT SERVICE AND TECHNICAL INPUT OFFERED TO CLIENT
DILAPIDATION SURVEY
- A dilapidation survey is a professional building surveyor’s assessment of the existing structural state of the surrounding buildings and structures prior to the start of demolition, construction, or development.
- All visible flaws, such as cracks, settlement, movement, water seepage, spalling concrete, deformation, subsidence, and other structural difficulties, will be documented and recorded.
- Causes of the defects and remedial works needs to be carried out will justified in the report. The cost of repair works prepares based on agreement and client’s needs.
Building Condition Assessment (BCA)
- Building condition assessment is the process of evaluating the current state of a building, including its physical structure, systems, and components, to determine its overall condition and identify any potential issues or problems.
- This type of assessment is performed by a building surveyor or other qualified professional and involves a thorough examination of the building, including an inspection of the roof, walls, foundation, electrical systems, plumbing, heating, ventilation, and air conditioning (HVAC) systems, and any other relevant areas.
- The purpose of a building condition assessment is to provide a comprehensive understanding of the building’s current state and to identify any issues that may need to be addressed in order to maintain its integrity, functionality, and safety.
Defect Liability Period (DLP)
- The Defect Liability Period is defined as the period of time from the date home owner receive delivery of vacant possession and keys to their property, where the developer is responsible to fix any defects.
- It’s important to note that not all new developments come with a DLP, as the Housing Development Act (HDA) only protects properties and developments under a Residential title.
- Under HDA Malaysia, the DLP is 24 months, starting from the date receive the keys. Within this period, the homeowner will need to check for any damage, defects, as well as poor or faulty workmanship.
